The site was
... an aging two-story mixed-use building in need of a new vision. The owner approached KMA to reimagine the property, which included outdated apartments above, aging retail spaces below, and a rear parking lot with unrealized potential.
We began by studying
...the historical plans for the building and looking beyond years of misguided renovations to uncover its original character. We saw an opportunity to strip away what was unnecessary, reconfigure the apartments above, and rethink the ground floor for how people live, shop, and gather today.Several retail spaces were combined to create a larger restaurant space, while the rear parking area was transformed into an outdoor patio and gathering space. Once the vision was established, KMA drew on relationships with standout local restaurateurs to help bring the right operator into the project.

...Property has been transformed into a vibrant mixed-use destination with twenty refreshed apartments, neighborhood retail, and Jaguar Moon—a restaurant and outdoor gathering space that brings new life to the building while reflecting the character and charm of downtown Ventura.

THE STORY: The owner came to KMA with an aging mixed-use property and a desire to give it new life. Rather than treating the apartments, retail spaces, and underused rear parking area as separate challenges, we saw an opportunity to rethink the property as a whole. By looking back at the building’s original architecture while considering how people want to live, dine, and gather today, we developed a vision that could preserve its character while creating greater value and relevance for the future.The apartments were refreshed and reconfigured, the ground floor was reorganized to create a mix of smaller retail spaces and a larger restaurant opportunity, and the rear parking area was transformed into an outdoor patio and gathering space. KMA then drew on relationships within the local restaurant community to help connect the project with the right operator—ultimately bringing Jaguar Moon into the vision. The result is a revitalized property where residential, retail, hospitality, and outdoor space work together—revealing the potential that was already there and creating a new chapter for the building.
